Now that we have completed our move from our Monte Sereno home, Lynn and I want to take some time to thank you for your indispensible help in selling our house.
As I contemplate the various selling strategies that we undertook together, I note that a great many of your ideas contributed significantly to our success in achieving our price objective and in completing the sale with minimum pain and suffering—e.g. 2.5-week sales cycle and 27-day escrow. In particular, your strategy of selling “as is” was a key reason for the speed of the negotiation and escrow, and it eliminated a lot of buyer-seller disagreements and sellers’ costs. Also, I think those items that, with your guidance, we chose to enhance—the bathroom floors, the deck, the shower, and the yard —turned out to be important selling features for the house. And, although you had to convince me, the removal of the wallpaper in the dining room, made the house easier to sell. And, your recommended contractors for termite inspection, house inspection, and appraisal were excellent in every regard.
I believe another key ingredient in our success formula was the handling of the price negotiation itself, on which we collaborated with you extensively. Inasmuch as there really was only one likely buyer during the sales campaign, it was necessary to keep that prospective buyer interested while making only modest reductions to the price. This worked out well, as we were able to meet our price goal.
Finally, Lynn and I appreciated your professional yet friendly way of working with us. And we appreciated your volunteering your own personal assistance and even that of your son to make the last minute fixes we needed to show the house to its best advantage.
We know that the reputation of a successful real estate agent depends upon building a history of successful sales and happy clients.
